Building Maintenance Supervisor

Engineering Services Manager

 

Overall Purpose of Job

 

The main aim of the Maintenance Supervisor is to supervise and manage the maintenance team, undertaking daily inspections of the site and ensuring staff are working productively and safely, including undertaking PPMs, Reactive Works and Minor Works / Projects.

Also to monitor contractors and ensure risk assessments and method statements are appropriate and adhered to.

 

 

Main Duties, Responsibilities & Accountabilities

 

Roles & Responsibilities

1. To lead the operations for the day to day maintenance / hard services.

2. Conduct on-site training for Engineers passing on knowledge and skills where applicable through the medium of Tool Box Talks and safety briefings.

3. Conduct Engineer audits on works undertaken by in house staff and subcontractors ensuring works are completed to satisfactory level.

4. Ensure all works are completed within specified timescales in line with service level agreements via CAFM system.

5. To ensure that the Continuous Improvement Process is an integral part of service delivery increasingly adding value to both the business and our client.

6. To develop a productive relationship with the client and all of the Facilities Team and Customers.

7. Ensure that all Health and Safety requirements are followed as per company policies and procedures which will include accident reporting / investigation, delivery of toolbox talks, maintenance of statutory and non-statutory records and tasks, etc.

8. Ensure appropriate risk assessments and method statements are completed for all tasks and are reviewed

9. To monitor and review safe systems of work and highlight where improvements can be made to process and procedures, including putting staff and contractors to work safely.

10. Stand in for Engineering Manager, as required, in regards to periods of sickness & holidays.

11. Monitor staffing levels to ensure service can be maintained across the business.

12. To assist in control of sub-contractors, including reviews and sign off of Risk Assessments and Method Statements and monitoring of works to ensure these are followed.

13. To directly manage the maintenance team, ensuring company HR procedures are followed.

 

 

14. To lead, recruit, develop and retrain staff to deliver quality services in the most efficient and effective manner and achieve a “One Team” approach.

15. Liaise with suppliers obtaining quotations and passing onto Line manager for Authorisation / presentation.

17. To work in a proactive manner supporting / assisting colleagues whenever in a position to do so, including leading related elements of business continuity planning and supporting disaster preparedness.

18. To ensure exemplary standards in personal appearance, strictly adhering to the site uniform / PPE requirements

19. To undertake ad hoc duties as directed/ operationally required whether internal or external to the property.

20. Completion of all monthly reporting systems to include KPI’s / daily logs and incident reports and compliance. Also to assist with the collection of data and reports covering elements of the L&G Environmental Management Systems which is ISO 14001 accredited

21. To take responsibility of all tools, machinery and ensuring all equipment is in working order and if not timely reported and chased through to work completion

22. Ensure that all company communications are cascaded to team members in a timely and appropriate manner as and when required.

23. Attend departmental and business meetings as required.

24. Embrace a collaborative learning culture with your team and the wider business.

25. Assist senior management as requested.

Desired Knowledge, Skills and Experience

 

Key Skill Requirements

 

·        Experience within a supervisory Maintenance role.

·        Experience of working within a building services environment.

·        Experience and knowledge of CAFM system.

 

Knowledge / Qualification Requirements

·       Recognised engineering qualification / certification

·       IOSH Managing Safely or equivalent
